I am not biased about agents, but you seem to be in this conversation and others I have read on BP.

It would be nice if all listings (via MLS or fsbo) received a fair shake with agents, but true that not all listings are created equal and no doubt implicit bias comes into play for all parties.

I am bias but going to an engineer (3rd party) who doesn't benefit on if you do the repairs or not is your best bet to give you options on how to move forward.

I'm obviously biased but I would recommend having your own attorney representing you for your investments.
