Hi Stefan,For a SFH if it were mine I'd just paint it and box that vent thing next to fridge in with drywall, unless the local competition was forcing more than that, or doing more would bring more rent.Good Luck!

Look for a decent appliance dolly at yard sales etc, they are handy for changing out a fridge, or hot water heater.

I still have to run all new trim and trim everywhere.Everything you see in these two rooms is new drywall that I did myself, which is mostly what took so long. This is what the cased openings look like from the other side.I still have to get a plumber in to prep for the sink, dishwasher, disposal and run a new water line to the new fridge location.I also have to get the electricians back in the finish up the Leds under the uppers and trim out the can lights and put in outlets, etc. Then comes the stone countertops.

Put some--a little--into lids such as yogurt lids, sour cream lids, etc, along with some dry sugar of cocoa powder and slide them under the stove, fridge, back of cupboards, etc, where kids and pets can't get to them.Shouldn't take long before they're gone.

I would want the tenant out so I could get the rodent problem under control and get a full scope of the termite damage. That is what I would be concerned with as well as your re-tenant and lost rent costs until you rent the unit out again.Since you own a duplex they have shared walls. You have to make sure the other tenant is clean or the pest control service will make ZERO DIFFERENCE.The reason is even if you put poison down but food is available the pest will leave the poison and eat the food. You have to close off all exterior gaps of the building, keep tree branches away from critters getting in,keep trash in trash cans and away from the building for pick up,clean unit top to bottom, pull out stove and fridge in kitchen and degrease and sanitize. After years of recycling tenants you would not believe what builds up back there that attracts and breeds pests.Good Luck
