Otherwise, don't mention down payment--if they hold the note, you'll be improving the property with your rehab.Hope you get the drift. 

Almost forgot, I am looking in North Atlanta Area, but you never know where the wind drifts you with a good deal. 

Don't do a HELOC for long term just to have the tenant pay it off, that loses the advantages of HELOCs -fast cash, available any time, but floating/higher interest rates- Also, most won't give you a HELOC on a non-owner-occupied home.

For depreciation on one of the properties, I was planning on separating/segregating carpet, floating LVP flooring, cabinets, dishwasher, microwave, oven, and a shed as separate assets from the building and using 100% bonus depreciation to deduct fully this first year.

Or listen to the audio books whatever floats your boat. 

But I can't escape the reality that currently I do not make enough to float periods without renters while splitting a mortgage on a new house.

I will certainly float the idea of seller financing too. 

@Oscar Sanchez whenever I think about a purchase like that my mind floats back to Rich Dad Poor Dad and try to classify it as an asset or liability. 

Also, the above ground tombs keep our family members from the water table and/or floating away in the case of a flood.
