own property 100 % and want to rent (beginner): HELOC ???

Hi All, long time lurker first time posting

I'm about a year away from enacting this plan.  I'm in Lubbock TX and planning to move in 2023.  I own a 3bd2bath single family home 100% .  I want to keep the property as an asset but it would be nice get the money out of the house for other investments.  The rental rate in my area is around 1500 for similar properties.  Mine is only a 3 yr old house and i'm pretty sure i could get 1800 but i have no idea.  


I do not owe anything on the home and don't have a mortgage. I'm thinking of doing a HELOC to get cash out of the house then having tenants pay this off. My question is whether anyone knows of better financing loans/mortgages/etc?
