At this point I think I need to finish the renovations regardless.

Anyone would consider a nice finished room with great natural light a bedroom, but in the off chance the tenant doesn’t pay rent then I would be in the wrong for letting he/she live there in the first place.

There seems to be some slight signs of life in Garland lately, hopefully by spring it's good again!

If you want to be nice, don't charge a late fee for the rent as she pays it late over the coming weeks.

But nowhere near what we could have had they been finished a year ago (200k or more each).We have one right now in Gatlinburg that we picked up from someone that got the foundation in and that was it and had to sell fast because of a divorce. 

I'm a very small fan of Dave Ramsey, so I'm not looking to mimic BRRR or FIRE, especially since I'm now 68 and perhaps a little late to the party.....cheers!

I've also been looking at Rochester lately as a place where the RTP is a bit better than in many other markets.

Once the new home is finished, then you would probably be better off doing a VA refinance on the new property and paying off the equity line.

Between late redemptions and insiders, it is a tough purchase.
