You can still help friends and family with real estate but unless you really want to do customer service...that's all real estate is, customer service in big houses and fancy cars...lol...I love what I do!!!!

Our neighborhood is historically low income, but is quickly gentrifying, with several new mid-rise apartment complexes, townhomes, and fancy new SFH construction.I have been able to get good rents with great Section 8 tenants, and have about 1,250 k/mo left over after PTTI, Vacancy, yard maintenance, WSG and other expenses and reserves.

For close in neighborhood demographics, go to a few of the local Grocery stores and sit in the parking lot Friday night after dark, Saturday morning, and Sunday afternoon.Look at the people, and how they are dressed, look at their cars and trucks--guess their income level.

My thought is wait until we move out to next home, then redo the bath and kitchen with the new carpet and paint for the renter... then its a write off... yes not able to enjoy it, but it wont be fancy by any means.

Does anybody have a philosophy of putting higher quality blinds that actually block most of the light out in their B and C grade units to prevent tenants from wanting to put up additional window dressings?
