A 50k addition (adding an extra bath and bedroom) would likely add 75k of value to the house. 

You're not going to get extra points for knowing how to google me. 

@Brett Jurgens, I usually tell folks they need to have a reason to sell and do a 1031.   

You can’t stop folks from calling so best to figure out a solution on your end.

Fourth: even if the entire deduction is available, it results in much smaller automobile deductions in future years and extra taxable income when you sell the vehicle or trade it in.

We're not even sure where the extra went, and are feeling like we're stumbling along in the dark. 

Is NOTHING sells for a refi appraisal price  I  mean nothing that appraisal is always high.. so when folks say hey I got a refi and it appraised at this and I now have this much equity that is also not true and wishful thinking..

But… we already had that requirement; houses with four or more bedrooms have needed an approval for extra bedrooms for a few years now.All that to say, I’ve been watching it closely and even I have no clear answers on what’s what.
