They want more online leads, but I'm quickly learning their bigger issue is outbound sales & marketing, i.e. understanding who their customers (and referral partners) are and engaging them meaningfully.I've been lurking on BP and researching their build areas and it seems like their primary clients are developers and investors, not individuals building their dream vacation home (though they are part of the mix).Their value prop is dollar efficiency and speed.

Its all fine when it all works but there is no way you can have perfection of 15k deals and not have some warts and some bad ones were the players just go dark and walk away which causes the underlying lender into a foreclosure.

@Tylere WeaverIf you sell now and seller finance it I do t believe you can then do a 1031 later as the property was already sold.Check with your intermediary- there are several here on BP you can engage with.

I am a firm believer in "What goes 'around...comes around" and I wish no calamity on Clayton Morris and wife Natali Morris, Larry Blessman, Nicole Meckley, Linzi Del Conti,Kate Federico (All directly connected to Morris Invest and party to this transaction).Last but by no means, certainly not least, and likely a major player in this SCAM Herb Whaley and allegedly his wife Natalie Bastin at OceanPointe Properties in Indianapolis, Indiana.And Hope against Hope, Clayton Morris could save his reputation not by hiding from his responsibility behind his LLCs , but make everyone he has harmed whole again for those who deserve to be recompensed for the harm done to them.
