But now that it's over,the fight begins to find that next client.There is so much to learn and so much to do that it seems overwhelming.You have to accept that it's going to take time and instead of trying to do a ton of things at the same time,pick one or two tasks per day and devote the time to getting those done.Small and steady steps will keep you moving forward,that's the game plan.I need to build a website that clients will enjoy seeing and using.I have to reach out and touch every person I know or use to know and still talk to on Facebook.I'm planning on a lot of lunches and dinners with former high school classmates and fellow employees from my previous career of 20 years.

Do not fall for the Nevada/Wyoming/Delaware/OtherFabulousState scam, you'll need to then register in two states and won't get the protection/savings that the salesperson promised you, because when you buy property in MA, then MA laws are the ones that matter.

The short answer is no,don't do it.You don't seem to be in the right mindset to become a member of my profession which is exactly what it is,a profession and not a hobby to pick up or put away at will.My profession requires lots of time devoted to learning both in and out of the classroom for at least 6 months to earn a license and the follow up sales training at the brokerage.It is not cheap either to get started with all the fees involved.From what you are describing about your personal life,family demands,and interests desired to pursue,I would concentrate on learning about investing in your spare time.Learn how to evaluate property for potential profits after repairs are done.Join an investment club and surround yourself with successful people who have already been through the process.Learn about hard money,gap funding,and what it takes to get the money you need when you need it.

There are scams going around where you get an email or mail that says "wire instructions have changed - wire to account xxxx"I'd think it's easily verified by calling the closing agent and verifying the account and routing numbers.
