If you are struggling to find deals in your market, but have the capital and drive to obtain another property, I would research other markets based on your desired outcome- ie, midwest for cashflow, coasts for appreciation and desirable vacation destinations for STR.

Since that’s my planned destination, I think forming a LLC to own the residential rentals and then once I’m ready to move to CRE that LLC has the needed history.

Being from the midwest and having and selling multifamily that is what I would do lol but there may also be something to buying 1 short term rental in a vacation destination and getting started on your short term dream.

Hi Tim,Maybe make it more of a destination by having some fun stuff spread around the acreage.A putt-golf place, archery classes, a kids play area with swings, and etc..., outdoor movies every Tuesday night, a small general store that sells "Hard Liquor", wine and beer, as well as hot dogs, chips and soda near the road so passersby can purchase too.
