I believe most people advise holding the property for at least a year, but this opinion might differ from practitioner to practitioner.

I am a Nurse Practitioner by trade, and recently acquired my first investment property.

Nor would you have your gall bladder removed by a doctor who said, "you know, I've been a general practitioner, but I think I want to get into surgery. 

Does anybody have recommendations for options to finance a primary residence given the following:2 years of tax returns show plenty of income but a lot of that is my wife's nursing practitioner income and she will be leaving her current job since we are moving to a new city and probably won't have anything new lined up before hand. 

Option #2 Two young women, one a nurse practitioner and the other roommate/friend moving into town.

In the Carolinas we are seeing the Tenant reps asking (and getting) 4% for bigger national tenants like Chipotle, Starbucks, Aspen Dental etc.

My wife is a nurse practitioner and between the military and the things I do on the side, we stay very busy.

The main reason I would do that is because BFD is effectively the same thing as subect-to,  but more familiar to conventional business practitioners like attorney's, title companies and some real estate agents.We had a guest speaker on the topic of doing subject-to deals at The RING from New Orleans who uses David Birdsong. 

Think dental, surgical, urgent care, and other types of office and retail.
