Also, I see about $30k going to the reserves each month, which is currently  at $650k.

Each REI investor will have definitely grown either in knowledge, experience, or current market situations since their last podcast.I view the BP Forum posters as the free/easy entry into BP product lines. 

If fully updated, market rents could be 5K a month plus utilities etc.The office space is currently being used as a medical office and it's a block from the hospital so there is always a good pool of rental candidates.

I am currently under contract for home I'm planning on using as a short term rental.

You'll lose rent while property is vacant, and you'll probably have to do more repairs to attract a new tenant than you would to keep the current tenant.Is all that worth requiring a tenant to use one specific payment platform?

However the data was bad (not current or not found at all compared to other services I use, that could find the owners info)- I stopped using the service and get an email days before renewal , I requested cancelation the day due and was billed $1490 12/2024
