No lender will touch the property for enough for a Wrap Note to cover the underlying note.We and our investors, continue to buy using Subject To, but we allocate reserves as a mandatory requirement.

If you do decide to help them out and rent continues to be late simply have a talk wiht them and remind them that rent helps pay your bills and since you did them a solid ask for the same in return.  

People can't afford to buy so they continue renting (and stay longer!).

Will they continue paying market rent for a mismanaged property.
