I am in Texas and have not heard of premiums being raised for one single claim on a roof however I have heard that if you wait to report any weather related damage to the roof such as hail or damaging wind for too long they can deny your claim when you finally experience roof issues like leaking or missing shingles.

Now the only downside I see is it does have the asbestos concrete shingle siding; which I know some won't like, but even it's in really good shape.

Both buildings have flat membranes and then the old school shingle look on the outer and upper portion of the exterior as can be seen in the photo.
