And not that I would use it, but I have yet to receive the $250,000/$500,000 pre-approval they promised for all in attendance.Glass half full, they did provide certain meals, a couple of cocktails and a guided bus tour of investment "opportunities", which they applied considerable pressure for offers on, one with a suggested "ARV" that was at least $100k above highly reliable AVM (automated valuation models) I have access to.Overall, I say stay away, unless their Funding Tour comes within driving distance and then only so you can see for yourself. 

This is hard to do , even harder long distance 'As a contractor I can tell you this , rehabs almost always go over budget , and take longer than expected .

But it is hard to invest from a distance. neighborhoods change very quickly here.

Hey @Coty B LunnI manage my own for local properties but I use a property manager for long distance. 

Particularly, parts of AL have been great for a number of my clients.I wouldn't be too concerned about the distance.

It's 36 acres, assessed at about $100,000, and walking distance from a highway.The assessor's website does value the improvements at about half the assessed value.

If it's legal to do so in your area- to me it seems most intelligent to distance yourself from this discomfort as soon as possible.

For my own investments, I focus in two areas: The Washington DC commuter zone (i.e. 90 minute radius outside of the capital, where commuters and companies are spreading outward), and Salt Lake City, UT (state is #1 for population growth according to US census).Happy to talk 1:1!

The main road (narcoosee) lacks the ability to commute well if that is your main way in and out.
