Their system will kick out info, so be careful and verify what you see on there. 

This can be good because your realtor will be using them as a resource to help you plan your 1031.

Work with a tax professional (preferably a CPA that does tax planning and not someone at H&R Block or TurboTax) to ensure you qualify.

The house is currently under management so I’d think they’d take care of getting top market rent but I think we all know that management companies can be hit or miss.

Be careful not to place your identity in your age/success in RE.

But, sometimes waiting and stacking cash for another opportunity is the best plan. 

And also, know everything about operating real estate, if you really want to know the risks: business plan, financing structures, ability to execute, market research to vet their underwriting assumptions, how fees can influence investment decisions...3.

I have learned to color code (highlighter) and plan the month/year or week ahead.
