The agreement specifically allowed KeyGlee to use the End Buyer's EMD to secure the underlying contract with the actual seller... and to forfeit that EMD if the End Buyer failed to close.

PS before the hedge funds jumped in about 2011 to 2012 I was an activce courthouse buyer in Henry county and a few of the counties on the north side of Atl metro so been to many of the  auctions having them all on one day is a cluster .. you have multiple criers crying sales simultainously it can be hard to follow but you can also squeeze out one that folks missed.. we did quite well until the hedge funds knocked us little guys out of the area..

Also, the fees plus being a forced buyer with a deadline on a 1031 exchange may negate the small tax savings.

Buyer is a newly formed LLC out of Houston, so even farther away.

Also, our market has many First time home buyers, so to fix&flip we needed contractors which required much more $$.

Especially if you have an owner finance buyer.

@Tim Holt, Yes INDEED house hacking is the best option for most 1st time buyers.  

That kind of net worth can go a long way if you’re trying to make a move.And that’s part of the reason why the share of all-cash buyers recently reached a new high.
