Rental of the following dwelling units shall not be governed by this chapter, unless the rental agreement thereof is created to avoid the application of this chapter: (a) Dwelling units in owner-occupied buildings containing six units or less; provided, however, that the provisions of Section 5-12-160 shall apply to every rented dwelling unit in such buildings within the City of Chicago; (b) Dwelling units in hotels, motels, inns, bed- and-breakfast establishments, roominghouses

We took down half a wall to make a breakfast bar and removed the dining room window to add a door to the patio.

Renting out rooms might turn you into a guesthouse or Bed and Breakfast.

Some of these people would dig dens under the porch to have kids in and raid the neighbor's garbage for breakfast if we let them.

I’m not sure what the kitchen layout is, but you might be able to demo half the existing wall between the kitchen and living room and install a breakfast bar on top of a pony wall.
