I should also say that I am affiliated with BiggerPockets, but as an investor myself I only recommend things that I actual use and that I think you would find useful based on what you've said about yourself, as with any recommendations take them with a grain of salt and think about what is most beneficial to you in this moment where you're at1. 

It seems to me that your biggest potential liability at this moment, by far, is not having a lease. 

No one knows but her what she was really feeling in the moment and if she was seriously distressed at that time, her recounting that would have served no purpose on the podcast.

The problem I am having at the moment is finding my first deal.

I used a heloc for down payments on 2 apartment buildings; an 8 plex and a 5 plex with a beauty salon. 

Is such a feature not available at the moment?

I am at the early stage of research at the moment so just putting feelers out as it doesn't matter to me where I invest, I just want to start out somewhere. 

I'm very familiar with how DSCR loans work, as well as hard money fix n flip since I primarily use fix n flip loans constantly for my business(I don't own any multifamily properties yet, I primarily do fix n flips at the moment)..
