Long term, I'm thinking a mix of rehabs and spec builds, but am open to a few rentals, depending on what the market dictates at the time. 

Same for smoke detector batteries.

My lease states tenants are required to replace light bulbs and smoke detector batteries; my FL attorney wrote the lease.

, motor oil stored in the garage, usually a dead battery there as well, etc.

Can any builders/investors provide their thoughts on:market generally for spec builds and/or small scale subdivisions price per sq ft of buildprice per sq ft landgood local banks for construction loans any good GCs to recommendOf course if anyone has other answers, tips, stories, etc... to provide those are certainly welcome.

There are many good ones, but they are booked out months (and recently over a year) in advance, mostly with spec builds.  

There is also usually a battery hit since they are always running in the background waiting for a call.

While I don't know the specs on your current rental a 3/2 pool home will rent for $1600/mo here easily.
