You could have those dates booked on Vrbo instead if the dates were open and your ranking on your main platform would be higher which led to more exposure. 99% times, getting a higher ranking on one platform worth way more than picking up a few bookings unless a few bookings are what you are looking for.

Open the account under same bank as your operating account and most banks will waive min balance requirements.

No, they learned from it, kept an open mind, and asked how they could be different next time.

At this point, I'm not willing to sink the funds for a paid CRM service but may be open to it in the future.

@Steve Vaughan  when we went through the 08 to 2010 debacle and over 200 landlords handed me back their houses.. and lost ALL their money... it was an eye opener and they were all landlords all west coast based   a few on east coast.but they walked..
