I hear what you are saying, I operate in the most landlord oppressive jurisdiction imaginable where the system has no problem forcing landlords into bankruptcy to protect tenants.

@Gabriel JerohSaying "in Chapter 13" isn't saying if the bankruptcy has been discharged or not.At the time of filing until the discharge, the Bankruptcy Code provides an automatic stay that prohibits creditors from obtaining any money or property.

-Had bad credit (bankruptcy) at the time but good income, I had to use my brothers credit to quality for an FHA loan -Tons of paperwork, inspections, appraisal, few setbacks and minor headaches but eventually got loan approved. -5 months later. we were new landlords :)Point being that i purchased our first property for FREE !

Can the court order the 2nd lien to be reduced or even relinquished due to the owner being in bankruptcy?
