Bankers are generally not aware of hard money loan options, and even if they are, they don't generally refer them when they believe they can approve a loan to you from their bank.

I see big price range with these (from $200 to over $4k) and wanted to know if you can get a decent one without breaking the bank.

Go to small local/regional banks NOT national ones.

Many community banks will give you credit for proforma rents.  

if you have an LLC and both properties are under it, you just need 1 operating account.If both are under your personal, 1 bank account specifically for the rental is enough for operating.Security Deposits should always be a separate account altogether.

Mark, the good news is there is not any banks doing this.

Banks need for them to build recognized credit before doing an FHA type loan.
