My buy box consists of a 2 bed/1 bath minimum property within 45 minutes of Raleigh, NC.

My house is a 1,000 sq. ft. 3 bed, 1 bath, with a detached 1-1/2 car garage, partially finished basement with washer & dryer, updated kitchen, and deck off of the rear.

All of my properties have been 2-3 bed units.  

A Quick Look around about five minutes of seeing vacancies what’s available,what neighborhoods, bed and bath count, if it’s remodeled how long it’s been available and what’s being charged goes a long way, also I ask the guys at work what they pay.

In 46220, 2 bedrooms avg $1,600 in rent. 3 beds for for an avg of $1,985.

I currently live in central Midland, TX in a 3 bed 2 bath single family home (1480 sq ft) with a value of around 305-315k and I owe 221k.

I also am about to remodel my Father's home on Lake Belton near Temple, Tx.The reason I have become interested in 30 day rentals is my house flooded badly during covid and the insurance company was paying $6200 a month for a barely furnished two bed apartment. 

My 3 bed basement unit is almost ready for STR.

Property Asking $680k 2 bed 1 Bath 738 sqft Lot size 6k sq ft. 

I'm looking to get into the medium-term rental space and I've found a property that fits all my criteria - it's a turn-key 3 bed 1 bath (one bedroom is on the smaller side so I plan to make this more of an office space), located just a 5 minute walk to the largest hospital in the area.I have 2 bedrooms and I was wondering if it's possible/viable to rent out my unit by the room to travel nurses?
