You will be familiar with the area, so you know the ins and outs of the neighborhood, including its amenities, schools, transportation, and safety concerns. 

If this is an amenity, consider elaborating on the number of spaces and/or the proximity to the property either in the description or a photo.Another thing I noticed with Zillow is that when you list your price as 2850, it rounds up on the Zillow map to 2900. 

Look on Airbnb and see what the competitors calendars, nightly rate, and amenities look like, and it should give you a pretty good idea what the numbers would look like for that home. 

If you really want to outperform your competition, look to amenities and stand out in the crowd.

Research the area to check local amenities, transportation and other factors that could affect your quality of life.

Plus more wear-and-tear on the house and more cleaning to do (and pay for).I prefer @Bradley Buxton s idea of adding more amenities instead.

Make sure you have all your amenities lists no matter how trivial you might think they are.Call out cool stuff you provide.
