I just appreciate the responses so far and hopefully the back and forth replies may be able to clarify and help investors who want to be more passive than active find investing opportunities that fit their personalities and their goals.

This is why the GC should be responsible for ordering, accepting delivery on and installing every single piece of product on the jobsite including the nails and screws.

Contrary to what was stated in a previous response, brokers don't all charge points.

I mean, you can leave this here...but you'll get significantly more responses in the other forum.

It would be smart to do a full lease audit, estoppels issued, and tenant interviews.And if you are buying cash, there is nothing mandatory, since it is your money at risk. but again, physical condition inspections, understanding of tenants (they are a great source of information about issues with the property that the landlord may not know or may not disclose), surveys to understand accurate property lines, etc.
