I think the expected maintenance issues (plumbing, HVAC, and the like) really ate into cash flow that I developed over time and has kept me at a plateau-like position.

There is a large Paradise Bakery at the 101 and Ray Rd in Chandler; an "It's a Grind" coffee house at E.

Also, a tee also has to be replaced.

When analyzing the returns, we notice that the cost of the LLC ate up into the properties returns. 

One of the things I noticed is that the furnace will have a smaller diameter input, so a reducer is used, and there is also a tee and at least three inch drip leg; those are all going to be "hard pipe" pieces - so maybe at that point it is better to stay with hard pipe (I believe it is less costly).And hard gas pipe is not going to have the same vulnerability with lightning strikes as with CSST.
