In NoVA/DC there has been appreciation of 300-500% over that time period. 

I like in the Washington DC market, which is an appreciation market.

Perhaps there is a health issueI think it is a 1 person company and they said they were dealing w/a family issue at first but thats no excuse to ghost months of calls/emails and no payments.

How about IRA requirements, for instance to be a real estate professional you need to document x# of hours (which is nearly impossible to do w/a W2 job.)
