Even your expectation of dumping it into Wall Street is unrealistic because NO your not guarenteed 7%+ returns dumping it into WallStreet today, you could very realistically have LOSSES for the next decade, and that's via every WS expert today, all talk is of a potential 50% drop that will last a decade. 

Our talk is that you need to work on getting caught up or move out, but we can talk none the less.

I wasn't sure how much of the numbers to disclose/share with the seller but I like that perspective, let the numbers talk. I
