I'll likely be gutting the kitchen, maybe bathroom, floors for sure, paint/trim, and lights/plumbing finishes. 

Note that if you're on the sell side, other small things may be brought up like missing handrails, window sills/rotted trim, ventilation in attic space.

Tenants are more likely to mow grass than trim bushes.

That looks like a self rimming sink which would not require a cover/trim edge.

We can do decks, paint, trim, floors, subfloors, put in vanities, caulk anything (tubs, windows, etc.), patch walls, etc.  

Some of the other items, such as interior trim and interior painting we can handle separately.

We don't have any homes that have vinyl siding that low, normally that stops about 2 or 3' off the ground.Honest question, how are they supposed to trim the grass next to the house and not cause damage like you are seeing?

I work as a trim carpenter, and painter in the Dallas Fort Worth area of Texas and have worked with plenty of realtors and investors in the last few years.

They might go up, but they could go up to 5% and still be at a historic low, so that should trim some demand but not erase it enough to cause a crash. 

For example, they can't withhold rent because the Landlord refuses to paint the house trim, but they could withhold rent if the Landlord refuses to fix the water heater or deal with a roach infestation.However, there are steps that need to be taken.
