I live in an area where rent appreciate quite a bit so it will always make money long term. 

I think having a rental within driving distance, where you can afford it, in a market that will grow long term....this is the starting place.Whatever you buy today you'll be glad to have in 5 years or 10 years.Start where you can and grow from there.

This will provide some amazing long term appreciation!

But I think they may still beat SFR in terms of cash flow there. 

Some options that might be viable for you include: Private Lenders – Such investors usually offer short-term lending but provide greater flexibility compared to a traditional hard money lender.Lines of Credit – Another alternative could be an excellent option to finance several deals at once using a business line of credit or HELOC (if it applies).

I would like to add 2 - 6 container living houses for short, mid or long term rental.
