Pricing - If you cannot check your competitions price and adjust yours daily you may want pricing software (PriceLabs probably best for single listing owners/operators). 

Given it's a single property for now, until you grow your portfolio to 5+ properties, I would self-manage

I do expect greater development of condos and townhomes and higher density single family communities. - Acreage will continue to be a very hot commodity.

Did most of you start in single family?

I am going to be lending to an investor on a single family home. 

I agree with what Rick stated but believe he intended this for a single ADU in a single family zoned area.  

For me and my goals, I focus on long-term investing in residential single-family homes in Florida and Georgia.

Purchase price: $75,000 Cash invested: $10,000 Sale price: $120,000 This is a 2 bedroom 1 bathroom single family detached house is South Georgia.

That's probably sound advice for single family rentals or flips.

I currently work with investors looking to build their portfolio with single-family, long-term rentals while managing for them on the back end, making is hands-free for the investor to still work their W-2 job and live their everyday lives and spend it with family, hobbies, etc.
