Queen Creek and other suburbs like Buckeye and Maricopa were among the fastest-growing large cities with growth rates over 6%.New Braunfels, Texas - Located near San Antonio, New Braunfels had a growth rate of 5.7% from 2021-2022 and a total population of 104,707.Montgomery County, Texas - This suburban county north of Houston grew by 4.3% from 2021 to 2022, part of a 47.7% population increase since 2010 When the absolute value of the city is so small, the percentages appear huge.5% growth rate from 100k to 105k really isn't going to attract industries or shows true tangible growth besides folks just being pushed out of Austin and SA.

If you go to do the move out inspection on 7/1 and they are still occupying the home, then start the eviction process and include whatever holdover charges the lease allows for in your petition.I know everyone is in favor of you starting the eviction process now, but given their move out date is so close, I would wait.

from spending my last 10 weeks in miami looking at 500 land deals and making offers and doing underwriting on deals with construction values higher, the playing field above 10 million is so much easier and better and of more interest and separates all the newbies from sophisticated. at my level there is no reason to do small deals. the only multifamily I do under commercial at this point is a triplex we build over and over for out of state investors in Columbus Ohio which is just a unique little niche. tampa I'm not too familiar with zoning or rezoning but columbus is such an old city it has so many mutilfamily properties and rezoning is very easy to get the entitlements for ground up new construction.
