I am not in a hurry to turn it around and relist with the holidays being near the market has slowed down some. 

Ofcourse it’s just the next business day if either of those days is a holiday or weekend.

I’ve always been taught if you want to slay giants get around giant slayers.

Unfortunately once a secured creditor becomes aware of a potential sale or refinance, they are not likely to compromise... unless the situation can be presented in such a way that this is a chance to get paid something rather than zero.The theory behind my initial comment is never wake a sleeping giant ... judgment creditors often forget to renew liens.

Since we're already 2.5 months in on renovating (again, doing it ourselves), and the holidays are around the corner, waiting a full 6 months to get the loan is really no big deal. 

Sounds like the management company might be planning on taking off for the holiday season!

If you hold up your direct mail now then you will be on hold for a while waiting for the holidays to pass.
