Not that I don’t enjoy dealing with tenants, maintenance, lawn care, Home Depot and Lowe’s trips and tenant change overs (I recently put new carpets, kitchen floor, appliances, vanity and mirror in the bathroom and fresh paint in my upstairs unit).

In fact I had one done that size over the summer from some real slobs who moved out, and it required an inordinate amount of deep cleaning including almost one full day just on the filth of the kitchen floors, and it was $400. 

So my question is how can/should LPs verify the lip service GPs give on their experience and handling of this space? 

We don't allow any "deal-making" in the forums, which includes advertising your services or properties, looking for partners, etc.

Gutted the floors myself and installed new subfloor and new flooring on entire first floor.

- The market is in a little bit of a lull right now (buyers market), its a great time to buy, but slower time to sell (my primary business is flipping houses) I can supplement my flipping business by providing project management services/consulting, helping investors find discounted properties, etc. etc.

You need to send him a letter with proof of delivery required (a cheap date with US postal service) and you can also post the Notice in a sealed white envelope marked confidential to his door - and take a photo of it for proof of delivery. 

While that kind of income is not a deterring factor, when I looked over the terms of service many big red flags came up.

Providing superior service, cheaply.

Also, what skip tracing service are you using to find owners number.
