I think knowledge trumps age.....if you sound like a kid and act immature, you're likely to be treated as such.

I looked into loan brokering years ago to make points but it's a real circus with a bunch of people who have no clue what they are doing trying to be Donald Trump.The small local banks will want this the most out of the sources so look to the bank where the properties are located.

I will be seeing the property next week and I plan to make an offer with my terms of 0 down and no balloon payment, reminding the seller that the bank's terms of 20% down and a 20-year fixed loan trumps his 20% down with a 5-year balloon.

This is all a bit academic as title company trumps judge.

Builders have to build until they can't sell anymore and then they go belly up, just like Donald Trump.

My limited experience in the note business albeit only 40 years.. says CASH equity is the trump card ( yes I love Trump cards).. every thing else is just Bull  Fico etc etc it comes down to protecting your cash.. that's what I have learned in all these years and 2,500 plus loans on this stuff.What say you ??????
