Here's the BIG difference that I see between new investors and seasoned one's:  action. 

For example, whole life insurance has at least 5 different terms associated with it now.

No offense to realtors but how a property is set up or length of time it has been rented for has no bearing on the legality of the property records on file if they differ.

It's very different than Airbnb so don't expect it to work the same.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

Given you and your investor both have experience in different areas, I’d say keep a flexible approach and compare city requirements before putting too much money down.
