Are you comparing a Triple net lease to a managing a STR?

So in order to really compare apples to apples it is more complicated than just the commission portion of the transaction costs. 

It's a good place for flips; cash flow maybe not so much compared to mainland markets.

I can have my clients give me feed back if you want to send me the address via PMAlso I got stuck with a few props there when my first balt client imploded ( of course i was in them at wholesale levels) but I exited with ASHLAND auctions and we recouped generally speaking.Also Section 8 there pays a very large amount compared to most markets if your forced to keep it I would go that route you can get 1600  to 2k on section 8. 

Here's an example comparing three different loan originations:Loan A: No interest reserve, but $15K est. interest payments for duration of the loan.

This is what is pushing up rental demand for small MF properties that having lower rents, fees, or total move in costs compared to other larger commercial apartment complexes.

If I threw the money into SPY, it would be a 104% gain compared to walking away with an 80% gain after fees/commissions.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.
