Swanny not my lane certainly.. but with my interactions with commerical world and I have brokered a few 5 mil plus properties over the years as special project ( nice pay days though LOL) but generally speaking your listing broker Normally has the property sold to one of his/her clients and only the stale stuff or over priced etc hits loopnet coastar etc.

I called a few submetering companies but they only do commerical buildings. and with submeteres, i think someone has to physically be there to calculate the useage in the meters, divide the bill etc. that sounds like a lot of trouble, especially if i dont live on site.any other solutions?

I guess if I was running one of those funds I would go heavy on landscaping and commerical yard maintenance to at least keep the yards looking good..

@Gerald GardereI have found lenders since that time but with Commerical financing the rate drop is minimal (around 5.5 - 5.65%) doesn’t seem worth it when rolling in the additional fees into the loan.Rents are at market rate and the units have been brought up to date from where there were previously.

Another option would be to put properties into your name with a quit claim deed and go to a mortgage banker and do cashout refi using a 30-year fix rate versus a Commerical doing a 20-year amortization and a higher interest rate.
