Is there something else I should be doing right now to help my chances of success?

Truth is, for someone young, and inexperienced going at this for the first time, the chances of you falling into a trap are very high. 

But if the debt is say 50% of value - what’s the chance of the property not “covering” the debt  and your personal guarantee being enacted? 

If they've owned the property for 15yrs, probably a better chance of owner fatigue than someone only having it for 2 yrs.

I know this because my oldest was contacted via her art teacher one year to paint a portrait of recently deceased pet for someone and jumped at the chance.
