Thats something I have considered, but the price of a duplex (or bigger) is a bit out of my league.

San Diego appreciation is in a different league for long term buy and hold.

It's been awhile, but I did Champions Test Prep class, and I also had a set of flash cards I had from them.

If you are looking for a more comprehensive course, AceableAgents, Champions, and Real Estate Express seems to be the ones I've heard are the top course providers here in Texas.

I was wondering if anyone would recommend a good cpa who can help me file taxes - someone who understands real estate and can also work with first timers (Most are used to the big leagues lol).

If you were looking for the most comprehensive course, Champions School of Real Estate would be the way to go. 

Speaking about the exchange, I started to buy rocket league items some time ago using rocket league cross-platform trading, and I'm very pleased with this trading platform.

There are apps ( I think Champions has one) that are focused on the vocabulary/definitions.
