Along with that already have a few places in mind I would get flooring,cabinets from etc.

She shares everything with me, kitchen, kitchen appliance, eg plates, cups, forks, knifes, pot, cabinet.

So we upgraded the living room carpets & then redid the kitchen with my daughters old cabinets & immediately got $775/month.we inherited two older women who paid $425/month so we got them a new stove that worked, a new gas dryer that actually worked & then because of their high heating bills we upgraded the furnace, threw in a couple of gallons of paint so they could paint the kitchen & bathroom.

You would probably not need an architect if you are just swapping cabinets, tile, floors, etc.

Do I have to have a complete construction document from architect to get a reasonable estimate of the materials+ construction cost (minus appliances, cabinets)? 

From what I'm seeing..fresh paint, granite on the counters, pain the cabinets plus new hardware, laminate flooring anddd....done?

We're already at $30k and haven't bought cabinets, fixtures, bathroom tile or landscaping yet. 

After done renovations / repairs / maintenance on many many properties, I kind of know the price range of each job like painting, flooring, drywall, plumbing, electrical, AC, pest control, remove odor from old pet urine, mold remediation, cabinets, countertop, backsplash, appliances etc etc in my mind.

Then you could pull in the proverbial upgrades, kitchen cabinets, bath, fireplace, flooring, HVAC by zone etc etc.
