It's going to be tough to buy a property without steady W2 income.  8k is a good start, but you might need to keep saving.  

If you want to buy more properties in the near future, use the $50K you have right now rather than taking out a HELOC on the property (which will be at a higher rate than 2.9%).

I would definitely reconsider buying into a property that will have a negative cash flow.
