If the three different properties are owned by three different LLCs it makes the attack surface smaller and less appealing.

I do not know much about California law but, if a person is hurt on your property and you are not a corporation or LLC and thy deiced to sue you not only are you liable but in some states and areas (again not sure of Cal) all of your assets including marital assets can be attacked.

You should continue to invest in your retirement funds especially if you are getting an employer match.I think locking in a low rate on a 30 year mortgage today would be a good idea for your rental property but only if you have the resolve to use the 'extra' cash flow you will receive from a lower payment to aggressively attack your other debt.

Such are so vast that no average tenant could ever break through the guidelines to make any attack, neither could or would most anyone who would be investigating any complaint.I always had pretty good luck finding or getting answers by asking those in a position who 1. were doing stuff in my area (other investors, Realtors, property managers) 2. asking the regulator types calling the RE commission, asking officials in HUD, asking the department of finance or any municipal office applicable.
