My preference is sofa-beds as they provide a dual purpose (Sit & Sleep), however, there are walls/spaces where a sofa-bed isn't aesthetically pleasing.

I also know that aesthetically, the comps are mostly in terrible shape with dated properties still doing a decent business.

@Maggie Smith  Generally if the trees are well you don't need to cut them except to keep them from over your roof or aesthetics. 

The design sounds nice, vaulted ceilings are an easy add for significant aesthetic value.

The cabinets, bathrooms, and common room walls are all in okay shape but there are some aesthetic issues and potential demo needed everywhere else.I have no idea on the piping, gas and electric in the home for it has sat unused for years (who can I turn to evaluate this on a budget?)
