If you have functional builder-grade linoleum countertops that work but aren't pretty, in our market we can spruce those up cheaply with either Rust-Oleum or a custom-blended product similar to Rust-Oleum (we used the actual product I linked on our first couple and now we are custom-blending our own to give us more color options).

How about a little more color on the numbers… how much value add is expected?

I would also have my interior designer in the house right now picking out colors, cabinet styles, flooring choices, plumbing fixtures, lighting, etc.

Then sand down the hardwood floor, stain the wood a darker color to hide any remaining stains, followed by locking the odor in with polyurethane.
