It has low value if used to compare vastly different properties (such as comparing a class A area property to a class D area property). 

I have found that the elements which make an apartment deal truly syndicatable render the vast majority of deals useless.How can I build a business system when it takes me 6 months to find a deal worth putting my name on?

Go down to home depot, they have a library section in the store full of books on home construction and remodeling, find a couple that look good and read them.

Oddly enough the vast majority of person who buy the Guru packages DO have tons of YT time under the belt, are on forums, have studied to the n'th degree and often have it down pretty good.

The gurus advice to have a contractor provide a “free” estimate for every property contemplated is completely unworkable. 6 - The VAST Majority of wholesalers never make even one deal.  

And then expect this in real life under vastly different circumstances. 

When you are in trouble, need help, are you going to the local library or are you pulling up your phone and start searching internet?

So...I am turning to the vast knowledge here for thoughts on this fee structure from those of you who have a bit more experience in this than me.
