Zillow of course does not take into account the odd ball or different properties and unique situations.

If you try to be honest with them you'll probably be misled.Some other major things to consider doing after you select your niche and market area but before you start making offers will be talked now.  

@Tim Johnson  My process is a little 'unique'.  

Those are valid reasons for market selection...up to a point.  

I switched from duplexes to single family for the better selection, and better area for my first property.

Once you use the tax data, you can then filter through the list of homes to select your specified or "ideal" criteria.
