Looking for a starting point!

Hi everyone, I'm having trouble wondering which direction I should go as a starting investor. Finding anything that cash flows in my area is proving to be difficult. The only thing that we could make work would be buying foreclosures or a property that needs work. So I'll tell you my situation and I appreciate any advice to get me out of this initial fear of starting. I have a full time job, no serious money to put down, a six year old son and a husband who was laid off last year. The last year we have come to realize it's nice having one of us home so I started looking into other methods of income. This is a great fit for us. I have gotten my debt down and we own our home outright. I don't know how to fund this endeavor or what the best choice would be for us. Putting our home back into a mortgage to finance it just flat out scares me, but hard money also scares me. I have heard podcasts and read the books and heard most investors say just do the first one to get the experience. I don't know where to start but I'm excited at the chance. I'm in Oregon. If anyone could give me a direction to start in, I'd be grateful.
