Combined income increase of $33.6k per year by taking advantage of owning a small income property!! 

People will buy the bungalows knock them down and build nice homes that are almost 4000 sq ft in size.( i know this investor made around 300k on that property- andI know the toronto market is very unique and not to expect that as an average ) I also like seeing some bungalows that get completely gutted and renovated.

The printing companies I've spoken to would require a huge custom order to be made ($$$) with each postcard being a unique file upload with the mail merge info, and do not offer mail merging services of any kind.

Not sure if that's necessarily the case: I have excellent credit, only debt is my mortgage (no car payment, no revolving CC debt, nothing) and my wife and I combined make well over six figures.

@James Carlson If I could save 15-25% on a studio vs a 1 bed then I think it's worth it as long as the location is prime and there is something unique about the unit.

Miami, with its unique ecological situation, is in this category.Some cities have no raw land, so they must build up.

If you were to personally borrow from your 401k, you could not combine that money with an IRA on a project as that would be self-dealing.I'm not sure where/how you setup your IRA, but if the firm you are working with cannot easily navigate you through what I have described above (which unfortunately, may be the case), then you might want to look for an alternative provider.

The combination of your contributions to the Traditional and Roth IRA's cannot exceed $5,500 though.
